Leonardo Hotels acquires three properties in the UK

Leonardo Hotels, the European division of the Israeli owner-operator Fattal Hotel Group, has acquired three UK properties in separate single-asset transactions: the four-star, 270-room Leonardo Hotel Southampton, the four-star, 170-room Leonardo Hotel Exeter, and the four-star, 94-room Leonardo Hotel Chester. All three properties are situated in central locations and include a restaurant and bar. Leonardo had already been operating the hotels under FRI leases, and the Chester acquisition also includes three commercial units that are let to third-party tenants.

H10 Hotels acquires Monumental Palace in Porto, Portugal, from Centaurus

Spanish owner-operator H10 Hotels has acquired the five-star, 76-room Le Monumental Palace hotel in Porto, Portugal, from French owner-operator Centaurus Hospitality Management. The property is situated in the historic centre of Porto near the Porto Cathedral. The hotel includes two restaurants, a bar and three meeting rooms. Formerly operated under Centaurus’ Maison Albar Hotels brand, the property will now transition to H10’s luxury collection and be rebranded as The One Monumental Palace.

LondonMetric acquires Clayton Manchester Airport from Columbia

British real estate investment trust LondonMetric Property has acquired the four-star, 365-room Clayton Hotel Manchester Airport from global asset management firm Columbia Threadneedle. The property is situated by Manchester Airport and includes a restaurant, bar and 12 meeting rooms. It is let on a long lease, and currently generates £1.07m in annual rent with RPI linked reviews. Last year the tenant, Dalata Hotel Group, received consent for a £40 million project to build a 9-storey, 214-bed extension, which also includes refurbishing the ground floor and a portion of the bedrooms. This acquisition forms part of a wider transaction for LondonMetric, comprising £51 million in acquisitions and £22 million in disposals.

Atream acquires future Oh Baby hotel in Paris via club deal, from Constructa

French asset-management firm Atream, on behalf of French pension fund Carac and French public development bank Banque des Territoires, has acquired the future 197-room Oh Baby hotel in Paris, France, from French developer Constructa. The site is situated in Paris’ northern suburb Saint-Ouen-sur-Seine, near Porte de Saint-Ouen. The hotel will include a restaurant, rooftop bar, gym and several business areas. It is expected to open at the end of 2027 under the Oh Baby brand. 

Extendam, Vicartem and Younight acquire Hotel Les Brises in La Rochelle, France

French private equity firm Extendam, together with French hotel investment company Vicartem Hôtellerie and its hotel management subsidiary Younight Hospitality, has acquired the three-star, 50-room Hotel Les Brises in La Rochelle, France. The seafront property is situated opposite the marina and includes a breakfast restaurant. Extendam plans a six-month renovation starting at the end of 2025, which will include the modernization of the rooms and common areas, as well as the installation of an air conditioning system, transforming the hotel into a boutique property.
