A Perennial Holdings-led consortium has sold the first Aman-branded residence at The Skywaters for a record, setting a new benchmark for a 99-year leasehold residential project in Singapore.
The 1,798 sq ft, three-bedroom unit on the 30th floor fetched $11.69 million, according to a caveat lodged on Oct 8. URA Realis data shows the buyer is a Singapore Permanent Resident (PR).
Earlier this month, Perennial Holdings and its joint venture partners announced the debut of Aman Singapore, the ultra-luxury hospitality brand’s first presence in the city. The property will occupy the 24th to 26th floors of the 63-storey mixed-use development, while the Aman-branded residences are located on the 28th to 30th floors.
This latest sale surpasses the previous record of $6,100 psf, achieved in May 2024 when a 7,761 sq ft penthouse on the 57th floor of Skywaters Residences was sold for $47.34 million. The buyer was a foreign national, although the country of origin was undisclosed, based on URA data.
Including the latest transaction, three units have been sold at Skywaters Residences since last year. In June 2025, a 5,285 sq ft, five-bedroom unit on the 55th floor changed hands for $30.87 million, or $5,841 psf. The buyer was also a PR, according to URA records.
