IHG® Hotels & Resorts has announced the signing of a franchise agreement for Garner Bhiwadi, continuing the rapid rollout of its newest midscale conversion brand in India.

Scheduled to open in 2027, the 45-key hotel will be developed by Modest Structures Private Limited and will be managed by United Hospitality Management (UHM), one of IHG’s trusted third-party management company in India and Middle East.

As the fourth signing for Garner™ in India within months of its regional introduction, this latest signing reinforces owner confidence in the brand’s low-risk, high-return proposition and underscores IHG’s commitment to serving the booming demand for quality, reliable hospitality in high-growth commercial markets.

IHG’s newest midscale conversion brand, Garner™ builds on the company’s leadership in the midscale segment, offering quality stays at an accessible price point. Designed to deliver a relaxed, flexible experience, Garner™ caters to value-conscious travellers who prioritise comfort and meaningful experiences over luxury, backed by the trust of IHG’s global enterprise systems. Guests can enjoy the quality and rich rewards of an IHG Hotels & Resorts hotel in an environment made with character, making Garner™ relevant for the many journeys they are on.

The hotel will feature 45 well-appointed, modern rooms that deliver comfort and functionality for short and extended stays. It will also include thoughtful amenities designed for today’s on-the-go traveler, reinforcing Garner’s commitment to offering high-quality stays at an accessible price point.

Commenting on the signing, Sudeep Jain, Managing Director, South West Asia, IHG Hotels & Resorts, said: “The momentum behind Garner in India reflects a strong strategic fit between the brand and the needs of both developers and travelers. Garner Bhiwadi is an important milestone as we launch the brand in the National Capital Region, and also mark the brand’s fourth signing in India, demonstrating tangible owner confidence in our brands. In a high-demand industrial market like Bhiwadi, Garner’s efficient model enables partners to quickly scale hospitality offerings that combine reliability with a strong return profile.

Deepika Arora, Managing Director, United Hospitality Management-India said: “We are pleased to partner once again with IHG Hotels & Resorts, this time for Garner Bhiwadi. With three Garner hotels already in the pipeline, we will be leveraging our operational expertise to create experiences that are both comfortable for guests and commercially successful for owners, meeting the exacting demands of industrial hubs like Bhiwadi.”

VD Shankaran, Director, Modest Structures Private Limited, said: “Partnering with IHG and United Hospitality Management to introduce Garner in Bhiwadi aligns perfectly with our vision of creating high-quality, accessible hospitality assets in a commercially vibrant market. The city’s robust industrial base and strategic location have created significant, consistent demand for dependable lodging. We are confident that with IHG’s brand strength and United Hospitality Management’s proven management capabilities, Garner Bhiwadi will become the preferred choice for business travelers visiting the region, delivering both guest satisfaction and owner value.”

Garner’s accelerating expansion across India highlights IHG’s commitment to unlocking growth in India’s dynamic tier-two and emerging industrial cities, where demand for brand-backed, high-quality hospitality continues to outstrip supply.
