I first noticed the disparity of perception between developers and designers back in the 80s when we were developing nightclubs for Four Seasons and other major hotel chains.
As the project developer, we expected reliability from designers, but it rarely happened. Designer-led delays and incessant value engineering became the norm. Hotel executives shrugged, seemingly resigned to the inevitability of being late and over budget.
That experience led me to launch my first design company, offering fast-track, turnkey, design/build services combined with budget and deadline certainty. That company boomed, spawned imitators, and completed turnkey projects from Toronto to Tokyo. Life has a way of moving on, and I gradually focused more on development than design, working with brands like Cipriani, Kimpton, The Standard, Nikki Beach, Margaritaville, and even Grand Hyatt.
As the years passed, and as we cycled through one great project after another, I found that the perception disparity between developer and designer never changes. Truly a Dialogue of the Deaf.
Developers and designers are wired differently, like different species. Recently we engaged an internationally famous interior design company for a new resort in Mexico. They haggled endlessly over the minutiae of the contract, especially deadlines. Then, they missed the first deadline by three weeks! Frankly, it’s enervating.
Every hospitality project, large or small, must run on time. Every developer and every investor depends on maintaining a tight ship around the timetable. Time is money. Literally, when it comes to developing a hotel. But, still, too many designers live in La-La Land when it comes to budgets and deadlines. With millions of dollars on the line, design-led delays are simply unacceptable.
We have a client who is nervous about cracking the whip with her selected designer for fear of disturbing their sensibilities. Seriously? Ego infatuated designers may have their place in the worlds of fashion or perfume, but in the razor-sharp word of real estate development there should be no quarter given for design delay or circular ruminations over narrative.
This is why we have launched our own design studio and rebranded our business as “DEBUT DESIGN + DEVELOPMENT”.
We still provide the same streamlined and seamless development management service, but we now also offer full interior architectural services. We integrate design with development, thereby achieving real-world efficiencies. We guarantee delivery dates, with penalties for failure. In many cases, we will underwrite the budget.
